1.Late Possesion : As per the agreement dated 9 April 2013 for purchasing flat no 906 situated on nineth floor in B1 wing of Grand Bay scheme, constructed on the land of survey 65, Hissa no 2A + 2B + A/2C/1 + A/2C/2 + A/2C/3 + A/2C/4 + 2D + 2E + 2F + 2G + 3/1 + 3/2 and 65A/4/2/1A/1A and 65A/4/2/1A/2 situated and being at revenue Manjari Budruk, Tal Haveli, Dist Pune., Proprietor of “Gemeni Housing” MR Prakash Harakchand Parakh should have complete the construction of B1 906 property on or before 30th June 2015, which got delayed till 4 feb 2016. (7 months ). Proprietor failed to provide possession to me according to Maharashtra Ownership Flat Act. Hence, I am liable to get refund with interest at 9% p.a. from the Proprietor. I was baring rent of Rs. 10000/- per month and demanding to get refund as per above clause. 2.Toilet area : It was mentioned to provide 3x4 Feet toilet area in blue print and other documents which were shown at the time of booking a flat. However, the construction of ‘WC/Latrine Section’ seems very congested and not having the correct measurements (noticed approximately 2.5x4 feet) as per the plan. Hence requesting a reasonable compensation for this defect. 3.Society formation : As per Maharashtra Ownership Flat Rules [Transfer] Society “Grand Bay B1 Wing Sahakari Gruhrachana Sanstha” has been formed by Promoter / Proprietor. However, I have been charged for 20,000/- Rs by Promoter / Proprietor of “Gemeni Housing” MR Prakash Harakchand Parakh for this registration. I would like to know if this amount has been charged from me as per government law and demanding it if incase this is illegally charged. 4.Water hardness issue: We are getting very hard water (TDS is too high) in bathrooms. Due to which bathrooms tiles often observed dirty. Hard or we can say thick layer of salt/sodium is stacked on bathroom tiles which is uneasy to remove. Water is the basic amenity for which Proprietor of “Gemeni Housing” failed to provide it properly. Hard water will cause measure concerns for our health in future days. 5.Area Calculation : I have purchased flat as per built up area 615 Sq Feet and has been charged as per 3600/- Rs sq feet for the same. However, agreement has been made as per carpet area 407 Sq Feet and terrace 65 sq feet. Still I feel the actual area is not matching with the documented area. Hence, I want complete measurement details of my flat. 6.Parking Number e.g. Pxxx should be mentioned in Provisional Allotment Letter. This will ensure flat owner to have allotted parking slot for him by the builder with authorised signatory.
